Investment Analyst (Indirect Investments)

Purpose of the role:
The objective of the role is to undertake research, analysis and provide information and ideas to the senior managers and team.

Requirements:

  • Bachelor’s degree in Property Studies, Investment Management, Finance, Economics or
    equivalent qualification
  • Minimum 2 – 4 years’ experience within the Commercial Property Investment Industry.
  • RE 05 Certificate or must be obtained within 6 months of employment
  • Knowledge of Property Management and Property Market
  • Knowledge of Investment Risk Assessment
  • Knowledge of Financial Analysis and Interpretation
  • Knowledge of Valuation Techniques
  • Knowledge of ESG Trends

Duties:

  • Assist in maximising the value of the portfolio to meet and exceed benchmark returns on
    portfolio
  • Develop financial models and perform the relevant investment analysis, run related
    scenarios, as well as sensitivity testing to determine the viability of investments.
  • Assisting the Fund Manager with decision-making processes by providing strategic
    recommendations and supporting data analysis
  • Analyse existing and new investment opportunities, legal information, and financial data to
    make recommendations
  • Assist in the compilation and review of annual client asset valuations
  • Examine and assess economic and market trends, earnings prospects, financial statements
    and various other indicators and factors to determine suitable investment strategies
  • Monitor closely and keep track of financial and market trends, opportunities, risks and new
    related investment products
  • Complete market research, risk assessments, analysis, and other projects
  • Create or assist in the creation of applicable investment reports, summaries, and updates
  • Working closely with the team on special projects as needed
  • General support as well as related administrative duties

Purpose of the role:
To assist the Senior Manager: Indirect Investments in providing leadership and strategic vision for the
Unlisted Indirect Properties business by developing, implementing and managing investment strategies to meet/exceed Client benchmarks.

Requirements:

  • Relevant postgraduate qualification or relevant NQF 8 equivalent qualifications (Real Estate,
    Finance, Commerce or Engineering)
  • Minimum 8 – 10 years’ experience within Real Estate, Asset Management, Corporate and
    Investment Banking, Private Equity
  • CAIA/CA(SA)/CFA and/or relevant MCom or MSC in Real Estate would be advantageous
  • FAIS RE 05 Certificate or must be obtained within 6 months of employment

Duties:

  • Research and market mapping to inform fund strategy

  • Maximise the value of the unlisted indirectly held property portfolio to meet and exceed
    benchmark returns
  • Build relationships with existing and potential co-investment partners to identify valueaccretive investment opportunities
  • Build relationships with corporate finance advisors, REITs, and private equity players to
    identify potential M&A opportunities for existing investees to drive growth
  • Collaboration with management at investee level to drive, measure and reward value creation
    with shareholder and management incentive alignment
  • Management of risk measures (equity and debt exposures) and timely implementation of
    solutions to ensure sustainable income and capital growth
  • Performing financial and investment analysis
  • Conducting due diligence on investments

  • Build, maintain and manage high-level relationships with investee companies and other
    stakeholders; conduct regular client visits and ensure client satisfaction.
  • Monitor investments, review and analyse performance and compliance of investments.
  • Conduct active investment management focused on value add and successful exits.
  • Collect and conduct review of portfolio company performance, analysis of investee company
    reports (such as AFS, Management Accounts and management reports).
  • Prepare portfolio company reports and portfolio action appraisal reports.
  • Provide early warning signals for investments and implement remedial action.
  • Contribute to the knowledge management process (development of lessons learnt and best
    practices)
  • Research and sectoral analysis to keep abreast with industry trends to identify growth
    opportunities and areas of concern
